Property Application Requirements

Fair Housing Statement: We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, and sexual or affectional orientation.

Application Fee. There is a $48 Non-Refundable application fee per occupant over 18 years old residing in the home.

Application Decision Timeframe: A decision will be made within 1 to 3 calendar days once we have all of the applicant’s documents and have received all of their verifications (employment, rental, etc.). If you have not received a decision by that time frame, please email contact@standardrents.com for an update.

Please note that if you have outstanding utility bills (water, gas, electricity, cable, phone) or any active collection accounts, your application will not be accepted. In the event that you apply for a home with a co-applicant, both applications must meet our requirements to get approved for the home.

INCOME

Qualifications are based upon monthly gross income (this includes supplemental income) that must be 3 times the rental amount and a net income of 2.5 time the rental amount. You may be requested to provide proof of payments (paystubs and screenshots of your bank statement deposits).

RENTAL HISTORY

Good rental history is defined as possessing a satisfactory record of paying rent on time; additionally, there are no evictions filed on your rental history. Unsatisfactory rental history disqualifies you from being approved. Your application will not be considered if you have one or more evictions/dispossessories filed on your record within the past 5 years. Evictions over 5 years old are acceptable so long as no outstanding balances are due to previous landlord. If you ever had a housing related debt on your credit report your application will be rejected.

If there are more than 2 occurrences where your rent was paid late, your application will not be considered. If you do not have 2 years of good rental history or we cannot verify your rental history (for example because your landlord did not respond or because you stay with a family member), you will have a higher security deposit.

LEASE TERM

Twenty-four months minimum

LEASE START DATE

Your lease start date must be within 3 weeks of application submission OR 1 week after non-refundable property hold deposit is paid.

SECURITY DEPOSITS PRICES RANGES / CREDIT SCORES

1, 1.5, or 2 Times Monthly Rent

The security deposit required is based upon the combined results of your processed application. Listed below are the security criteria details that you might fall into according to your rental history and your application results. Please note that there is no minimum credit score, but if your score is below 600 or if you do not have a credit score, your security deposit will be higher. If two applicants apply for a home and one has a credit score below 600 or no credit score, their security deposit will be higher.

Security deposit amounts range from one month to two months’ rent.

Security Deposits are shall be returned to the Renter at the end of their lease term minus a per room cleaning fee so long as the house is returned in the same interior and exterior condition that it was in when rented (minus normal wear and tear) and there are no unpaid fees or rent.

Bankruptcy: Any bankruptcy filings within the past 5 years will be grounds for denial of the application, whether active or dismissed.

Lies or inaccuracies (whether intentional or unintentional) on your rental application WILL RESULT IN IMMEDIATE DISQUALIFICATION!

Section 8 Applicants: If Housing Authority is paying 100% of your rent, Standard Rents won’t need to rely on your credit score. If Housing Authority pays less than the full rent, you will need to meet our full application criteria to be approved for the home. Please check your voucher.

1 Month Rent Security Deposit Fee

  • Excellent record of paying rent on time (no late payment) for 2 years
  • At your current employer 2+ years
  • Good credit score (600+)

1.5 Months’ Rent Security Deposit Fee

  • Good record of paying rent on time (no more than 1 late payment per year for 2 years)
  • Been at your current employer or current rental for less than 2 years

2 Months’ Rent Security Deposit Fee

  • Less than 2 years of good verifiable rental history or no rental history
  • Less than 2 years at your current employer
  • Credit score below 600

PET TERMS & CONDITIONS

All animals are subject to a pet screening process from PetScreening.com. Pets must be less than 80lbs, non‐aggressive, house trained, and not deemed an aggressive by the insurance company. Once approved, there is a $300 non-refundable pet fee per pet with an additional $25 in pet rent per month per pet. No more than 2 pets are permitted. CREDIT CONTINGENCY FEE

Prior to processing your application, we would like for you to be aware that you will be required to pay a monthly Credit Contingency Fee which is based on your credit score. Based upon extensive research (statistical and historical analysis), it has been proven that an Applicants credit score can inadvertently affect the risk and likelihood of lease default. Applicant’s with a low credit score pose a higher risk and liability for Landlords.

Our security deposits are capped at 2 months’ rent.  So rather than rejecting a potential renter who may have some credit challenges (we understand that things happen!), we’ve opted to add this low monthly fee to offset this risk to allow us to provide housing to these renters.

PROOF OF INCOME OPTIONS

  • Bank Statements from last 3 months AND Paystubs from last 3 pay periods
  • If you are Self-Employed – Bank Statements from last 12 months AND Tax Returns for the last 2 Years
  • If you are relocating to Atlanta or the surrounding area due to a job or transfer, please submit your offer letter.

CRIMINAL HISTORY

Application will not be approved if applicant has the following on their criminal record:

  • violent crimes
  • property damage related crimes
  • drug related crimes of felony status
  • credit card/identity fraud
  • theft
  • burglary
  • sexual related crimes

Failure to disclose a criminal record is grounds for automatic denial.

APPLICATION DECISION TURNOVER TIME

A decision will be made within 1 to 3 calendar days from the time all supporting documentation has been provided to us and that we have received all employment and rental verifications. If you have not received a decision by that time frame, please email contact@standardrents.com for an update.

MISC. RESIDENT BENEFIT PACKAGE
